TECHNICAL SPECIFICATION
PROJECT: ARAPKÖY PLOT-1 VILLA PROJECT
1- GENERAL PRINCIPLES:
Location
Our project is located in Arapköy, isolated from city life, at a point overlooking the valley and sea view.
The plan, project, technical specifications and technical supervision of the entire construction are carried out by our Technical Team.
Earthquake Regulation
All our projects are carried out in accordance with the conditions of KTMMOB Chamber of Civil Engineers and TRNC Ministry of Public Works and Transport EARTHQUAKE REGULATION. In reinforced concrete manufacturing, every time concrete is poured, concretes are prepared in the laboratories of KTMMOB Chamber of Civil Engineers It is tested for compliance with Earthquake regulation conditions.
Quality Control
All materials used are first class and quality is not compromised. The quality controls of all productions are checked by our professional architects, engineers and interior designers.
2- GENERAL FEATURES:
Our villa is 320m²; It is a 2-storey Duplex and consists of 4+1 (4 rooms and 1 living room) living area.
Ground floor: 1 living room, 1 kitchen, 1 bedroom and 1 toilet.
1st Floor: 3 suite bedrooms, 1 dressing room.
3- THERMAL AND WATER INSULATION
Energy savings of up to 35% are predicted with the application of thermal insulation in roof and ceiling tiles with XPS polystyrene foam and also with 25cm BIMS blocks used on the exterior. .
Measures are taken against water and moisture by applying cement-based liquid waterproofing in all wet areas, bathrooms, toilets, balconies and terraces.
4- VENTILATION, HEATING AND COOLING
Our villa has air conditioning infrastructure and radiator systems in each room for heating and cooling as air conditioning tools.
5- HOT WATER
There is a 500lt combi boiler and solar collector system for the hot water system.
6- FLOORING:
First Class materials are used in the flooring of the villa.
a. Living room, entrance hall, corridor, intermediate hall, kitchen and balcony porcelain ceramic,
b. Laminate flooring in bedrooms,
c. Stairs will be natural marble.
d. First class porcelain ceramics are applied on the sliding waterproofing application on the floors and walls of bathrooms and WCs.
e. In bathrooms, porcelain ceramic ready-made AQUANIT self-filtering floor ceramics are used in the shower.

7- KITCHEN CABINETS:
Kitchen cabinets are specially designed and produced with High Gloss doors, countertops and drawers with slowing rails. The sink is made of stainless steel and is designed in 2 parts.
8- DOORS:
The main entrance door will be an aluminum coated door, it will have a lock, stopper, binoculars and external door handle. Other interior doors will be American panel or PVC coated wood patterned ready-made doors.
9- OTHER CABINETS:
Bedroom cabinet doors will be produced in High Gloss. The cabinets in question will have sufficient shelves, drawers and hanging rods. At least one of the cabinet doors will be mirrored.

Bathroom cabinets; It will be produced from acrylic material, with a wall-mounted mirror and laminate or marble-granite countertops.
10- JOINISHMENTS
The joinery will be 1st class thermally insulated anthracite color aluminum joinery and will be thermally insulated double glass with a thickness appropriate to the size of the joinery. All aluminum joinery accessories (hinges, door handles, espagnolettes, etc.) will be of appropriate color and quality for the joinery to be made.
11- RAILING-HANDRUFF WORKS:
According to the details specified in the architectural project, all balcony railings will be manufactured from tempered + laminated glass, and ground floor terrace railings will be manufactured from aluminum profile.
12- SUSPENDED CEILING:
In the villa, plasterboard suspended ceilings are made in the living room with hidden light and drapery details, in all bathrooms with hidden light, in the halls and in the closet room.
